In October 2025, Awaab’s Law came into force in England, ushering in important changes for housing standards. Named after Awaab Ishak — a young child who tragically died as a result of prolonged exposure to mould in his home — this legislation places legally enforceable duties on social landlords to investigate and fix serious damp and mould issues within strict timeframes. Under phase 1 of the law, landlords must respond quickly to reports of significant damp and mould, investigate within set days, and begin repairs to protect health and safety.
Although Awaab’s Law currently applies to social housing, its broader principles are a wake-up call for all property owners: damp and mould can cause substantial structural damage and pose real risks to residents’ health.
